a.) an average lot width of 217.67’ for lot 1, where 250’ is required b.) an average lot width of 204.55’ for lot 2, where 250’ is required associated with the creation of a proposed 3.0-acre flag lot by subdividing an existing 6.85-acre parcel having SBL # 049.03-1-33.1 located in an LL Large Lot Zoning District under Section 225- 12 of the Code of the Town of Webster.
Located at 1048 Glen Edyth Drive (aka Sunset Trail). Applicants Mary and Fred Washburn are requesting area variances to allow the following:
a.) 5.5’ (north) side setback where 10’ is required b.) 5.5’ (south) side setback where 10’ is required c.) 16’ front setback where 35’ is required associated with the construction of a single-family residence on a .24-acre parcel having SBL # 078.18-1-67 located in an MHR Medium-High Residential District under Section 225-13 of the Code of the Town of Webster.
1.) 227 BAYWAY DRIVE FRONT PORCH: Located at 227 Bayway Drive.
Applicant Mary Ellen Cota is requesting an area variance to allow a 28’ front setback, where 50’ is required associated with the construction of a 10’ x 8’ front porch on a .29-acre parcel having SBL # 078.05-1-84 located in an R-3 Single Family Residential District under Section 225-11 of the Code of the Town of Webster.
2.) 1219 CREEKSIDE TRAIL ADDITION: Located at 1219 Creekside Trail.
Applicants Lyle and Judy Beach are requesting an area variance to allow a 13’ side setback, where 20’ is required associated with the construction of a 570 SF addition on a .67-acre parcel having SBL # 065.05-1- 39 located in an R-1 Single Family Residential District under Section 225-9 of the Code of the Town of Webster.
3.) 40 COMMONS BOULEVARD VETERINARY OFFICE: Located at 40 Commons Boulevard.
Applicant Andrea Blitz is requesting an area variance to allow a 38’ front setback, where 50’ is required associated with the construction of a 6,000 SF veterinary office on a 1.44-acre parcel having SBL # 079.16-1-24.232 located in an MC Medium Intensity Commercial District under Section 225-17 of the Code of the Town of Webster.
